Tips for Preventing a Loss
Spring and fall are normally the best times of the year to inspect,
maintain and repair your home.
Clutter:

Spring
cleaning eliminates any clutter that has accumulated. Discard any old cans
of paint, toxic chemicals, etc.
Roof,
Gutters and Downspouts:
-
Check your
roof to make sure there are no loose/damaged/missing/worn shingles.

Make sure
eaves troughs and downspouts are not plugged with debris.
-
Make sure
drains exit at a sufficient distance from your dwelling.
Electrical/Mechanical
Systems
-
Have your
heating system serviced.
-
Change
filters monthly.
-
Check and
clean clothes dryer exhaust duct and damper.

Use UL
listed surge protector power strips for your TV, computer, etc.
Plumbing:

Properly
insulated pipes will help to reduce them from freezing during very low
temperatures.

Fix leaky
taps on the first onset of a problem.

Replace
outside water faucets with frost-proof sillcocks.

Be sure to
remove hoses from outside water taps prior to freezing.

Water
heaters should be replaced every 8 – 12 years.

Replace
washing machine water hoses every 3 – 5 years.

If you are
going away for any length of time turn off the main water valve and drain
the pipes. Or make arrangements for daily inspection by a competent
person.
Doors, Windows, Attics, Basements and Foundation:

Check for
leaks around windows, doors or any other openings to ensure there is no
heat loss.

Check the
attic to ensure there is proper amount of insulation.

Check the
foundation for any cracks or signs of settling. Cracks more than 1/8 inch
thick should be checked out by a professional.

Check your
basement/crawl space for any signs of dampness as this could be a sign of
improper drainage.
Smoke
and Carbon Monoxide Detectors:

Check your
smoke and carbon monoxide detectors and change batteries once a year.
-
Replace
units every 8 – 10 years.
